General Requirements for Admission
DESCI’s primary mission is to provide living space for active or retired Denver Public Schools (DPS) employees and /or their families who are 55 years of age or older.
Other persons are also welcome to submit an application for residency, however the application will be processed in accordance with its placement into one of four priority groupings; namely:
- A DPS Retiree
- A current employee of the DPS or a family member of current or retired DPS employees
- A person who once worked for DPS or has worked in the field of education
- All other applicants
All persons applying for admission to DESCI must be capable of living independently with or without accommodations.
DESCI’s definition of living independently is broad and includes most seniors who are able to oversee and provide for their personal needs. Residents may have assistance in order to maintain their independence. DESCI is not a medical facility and does not have staff to care for and/or oversee one’s medical needs or assistance with activities of daily living. A resident who does require accommodations to maintain their independence, are responsible for all costs to obtain this assistance and all oversight of said assistance.
DESCI by design is a senior living establishment; therefore one must be at least 55 years of age to live at DESCI.
No one may live at DESCI who does not meet the minimum age requirement other than staff who may be required to live at DESCI as a condition of their employment.
DESCI is exempt from property tax based on the number of residents who are 62 and over; therefore, a surcharge may be assessed for those residents who are between the ages of 55 and 61 to pay the tax we are assessed.
All persons who would like to live at DESCI must complete an application form that includes a disclosure of ones financial assets.
The request for financial information permits DESCI to initially assess the financial status for a potential resident to determine if financial assistance will be needed beyond the applicants’ capabilities. DESCI may provide financial assistance for those in need. Also, DESCI is exempt from property tax for all residents who are under income levels as prescribed by the State. A surcharge will be assessed if a resident’s income is over the amounts allowed.
The administrator shall interview all applicants for residency prior to becoming a resident.
If there are no apartments available at the time of making application the applicant will be placed on DESCI’s waiting list. The Administrator will interview him/her when an apartment becomes available. DESCI will conduct a background check completed.
An individual with a physical handicap is considered “qualified” for DESCI living if he/she meets the basic eligibility requirements.
Applicants are encouraged to discuss any special needs with the DESCI Administrator at the time of application. DESCI will make reasonable accommodations to its facility for the physically disabled. DESCI and the applicant must agree to modifications required, and the applicant must pay for all reasonably required modifications and deposit a reasonable amount to cover retro-fitting costs when he/she or DESCI terminates residency.
When a couple applies for residency, both must meet the admission requirements.
Each person must complete and application for admission and have a background check completed. Each must meet the admission criteria (Non-smoking, 55 or older, etc.)
All persons applying for residency must consider DESCI as their primary residence.
The DESCI Board of Trustees feel it is important that persons living at DESCI be a part of the DESCI community and that apartments be available for those who live here full time.
DESCI shall not approve for residence anyone who smokes.
DESCI will receive all applications for residency regardless of one’s race, color, religion, sex, handicap or national origin.
DESCI, in its sole discretion, reserves the right to reject any applicant for admission for any of the following reasons:
- If a person has been evicted from housing for drug-related criminal activity within the past three (3) years
- If a person uses illegal drugs or abuses alcohol
- If a person is classified as a sex offender
- If person has a history of drug related and violent criminal activity, as well as other criminal actively that would threaten the health and safety of residents, owners, employees or disrupt residents’ peaceful enjoyment of DESCI
